Statement Of Policy

 

In recognition of the responsibility of the management of One Source Roofing, Inc to establish procedures for providing the Owner with a high quality roofing system that meets or exceeds the guidelines established by the Manufacturer’s specifications, the National Roofing Contractors Association (NRCA) and Sheet Metal and Air Conditioning Contractors National Association (SMACNA) this QA/QC program has been established.

 

Our objectives are to provide the Owner, to the best of our ability, with:

 

·        A First Class Watertight Roofing System

·        A Roofing System free of defects in materials and/or workmanship

·        Customized Service Programs designed around your needs and schedules

·        Preventative Programs to lower the cost of damages and allow maintenance to be a scheduled / budgeted priority not an unforeseen emergency

·        Recommendations for future maintenance with Life Cycle Cost Analysis

 

 

The achievement of these objectives can only be accomplished through a stringent policy of control that extends from the project review process in the office, to the final inspection prior to Owner turn over.  Every aspect of the management, on-site supervision, employee and subcontract labor must work together in an effort to accomplish these goals.  To provide the level of quality that we strive to achieve and maintain, we must allow the policies outlined in this program to become a typical part of our daily routine.  We must require it of ourselves, and those who work with us.

 

 

►Roof Management Services◄ 

 

·        Total Roof Asset Management – Professional analysis and management of a roof asset portfolio; including all services as appropriate for the project and client combined with contractor services to perform repair, maintenance, and/or replacement work.

·        Budgeting & Projecting – Preparation of financial analysis of required repair and replacement expenditures including projected life cycle cost analysis.

·        Warranty Tracking – Registration and monitoring of client warranty status, including covered repairs, defects and follow-up inspections.

·        Prioritization of Resources – Analysis of roof asset inventory with recommendations on the distribution of capital and expense budgets for the most cost effective results.

·        Installation & Maintenance Standards – Preparation of written or graphical standards and guidelines for use in repairs, maintenance, improvements, alterations, or re-roofing.

·        Real Time Information & Cost Management – Storage and organization of all data for a given facility or group of facilities, allowing clients and authorized users immediate access to most current information.

·        Inspection Service- Complete Roof analysis, including detailed drawings, pictures of existing or potential problems and detailed proposals.

·        Preventative Maintenance- Qualified Technicians complete routine maintenance and monitor the natural wear caused by element exposure to extend the life span of the roof.

·        Emergency Service- Specially trained crews respond to emergency calls to locate and repair roof leaks.

Warranties – OSR Offers 1-3 year in house warranties, and 10-20 year manufactures warranties depending on the roof type, conditions, and roof scope relating to repairs, replacements, re-covers, or new construction.

 

 

Includes:

  • 1.Scheduled maintenance and service calls. Includes written reports and photographs for each occurrence and yearly reports.
  • 2. Storm inspections and reports. To be billed separately per occurrence and pricing schedule.

 

  • 3. 24 hour or less emergency leak response – most local emergencies are dispatched within 3 hours. 48 hours or less for calls outside of the Orlando – Metro area.

 

  • Written warranty certificates from OSR and manufactures as applicable. Certificates will cover terms, coverage, date of issuance and expiration, telephone numbers, reference numbers and contact names.

 

 

Pricing for eligible roof systems

 

1 to 2 Years - .05 per square foot per year

3 to 5 years -  .07 per square foot per year

10 to 20 years - .14 to .20 per square foot one time only.

     Pricing of extended warranties from Manufactures will vary.

    All system warranty fees, report fees, material and labor fees must be paid in full prior to issuance.

Time & Material Service Program

 

 

Please find the following time and material rates for leak repair, service, and general roof maintenance.

 

Labor – Flat rates are $ 65.00 per man-hour, which includes all overhead and profit. Crews consist of 2 men. There is no minimum charge. Time is billed port to port.

 

Material - Cost plus tax plus 15% overhead and 10% profit.

 

Equipment – There is no charge for standard roofing equipment such as trucks, kettles, ladders, generators, or miscellaneous power tools. Any specialty equipment that needs to be rented such as man lifts, boom trucks, or forklifts, will be charged at the rental rate plus 15% overhead.

 

All invoices are mailed out weekly and include your purchase order number, a copy of the signed field work ticket with a breakdown of hours, work description, a detailed material list, and photographs of completed work. Payment is due 30 days from receipt.

 

We offer same day emergency leak repair response, and request 24 to 48 hour response for non-emergency repairs. A list of 24-hour phone numbers will be forwarded to all our regular customers.
